Tip of the Month: Planning to Construction Timetable Example

One of the most frequently asked questions that we receive is."How long does it take to build a log home?" The answer to that important question is the same as "How long is a piece of string?"

The log home of your dreams is a custom built home, not a typical stick-built house that can be constructed in 3 months after signing the building contract. So let's review how a truly custom built log home -- the culmination of years of research, some model home visits, a log home show here and there and countless hours thumbing through brochures and researching on the Internet -- can take. For this purpose let's use a simplified, but typical process, as an example:

Preliminary Planning Steps:

  • Initial communication followed by a visit to the model log home to discuss your log home vision.
  • After reviewing standard or your custom floor plan, get a specific custom quote on your design through the estimating department of Lincoln Logs LTD. We'll work with you to design the log home that meets your lifestyle and budget. As licensed builders we have knowledge, experience and insight so your design truly meets your needs.
  • Lincoln Logs Custom Quote reviewed.
  • Determine your budget through prequalification with the lender of choice.
  • A second visit with us to initiate contract action, site planning, discuss overall construction budget costs, etc. If you choose another builder that's OK; we'll work with that builder of choice to make sure your Lincoln Logs home is constructed properly. Ask us for details on this service.
  • Approximately 3-4 weeks after your Lincoln Logs home is ordered, you will receive the first set of preliminary drawings of your custom log home. We'll review your plans with you and make any changes (if needed).
  • During the plan review process, we'll work with your financial institution for your construction loan. Many homeowners delay their project due to the construction loan process not being finalized.
  • Approximately 3-4 weeks later, revised plans are received for final review of construction/engineering drawings. Log home package delivery date is set.
  • In 4-6 weeks you will receive engineered floorplans for building permits and construction.

The above illustration gets you to the point that you are ready to start the building process. As you can see this preliminary process can typically take around 4 months. It's vital that you have your construction loan in place at this point or your project will be delayed. So the bottom line is: it can be much quicker and can also take longer; it really depends on you.

Construction Process:

Once your log home package has been delivered, the construction timeframe will depend on a variety of issues. Here's a simplified example:

  • Permits, site prep, excavation, footings/foundation, subfloor -- allow up to 4 weeks.
  • Erecting the Lincoln Logs package -- allow up to 12 weeks; depends on the size of the log home.
  • Completing the mechanicals (plumbing, HVAC, electrical), wall covering, interior trim, flooring, hardware, interior and exterior paint and stain, etc. -- 3 to 4 months.

Overall construction timeframe is usually 6-8 months, but can be altered by weather, interior complexity and size of the log home.
