Typically most folks have a floorplan or design in mind and can share those details with us such as overall sq. ft., number of bedrooms and bathrooms, style of home (ranch, chalet, etc.), number of levels, decks and/or porches, basement, crawl space, etc. Don’t worry if you don’t have that figured out yet, we’ll ask you the questions so we have general understanding of the scope of your project.
Next we’ll review the different log home building systems that we offer and explain the differences in terms of performance and costs. Our goal is to match the best log home building system that fits your needs, lifestyle and budget. We’ll explain each system cost and review the pros and cons for your application. Now we’ll be able to give you a general idea of the cost of the log home package and what it could cost for a shell-in to turn-key project. Keep in mind, the cost number will be a ballpark estimate. We’ll also arm you with some cost metrics that you can use as your project evolves.
And finally we’ll review each step of the preliminary planning process and explain how to develop your project game plan.

How Does it Cost to Build a Log Home?
Typically, turn-key construction costs for a solid milled log home can be approximately $225 per living sq. ft. excluding the cost of your land.
Your construction cost can be higher or lower depending on such things as the scope of the site preparation, simplicity or complexity of your design, the quality of the interior material selections, options and applications you choose, plus any amount of work you do yourselves. Using the cost per sq. ft. metric should be used only during the preliminary planning phase to “ballpark” potential project costs.

Do You Have A Model Home We Can Tour?
Yes! We offer model home tours by appointment, plus we can also schedule a tour of our client homes in the area. It’s a great way to see the products up close and the quality craftsmanship of the Leelanau Log Home team. Do You Offer Design Services?
Yes we do! We can modify one of our standard floor plans, begin with your design or start sketching on a blank sheet of paper.
Our preliminary design fee is $500.00 and this amount will be credited towards your log home package purchase. That fee provides you drawn and scalable floorplans with elevations of all four sides of the home. Along with your floorplan design we’ll also include a 3D rendering of the interior and exterior of your custom home.
Once the preliminary design has been drawn, we’ll work closely with you to make any necessary modifications and also offer suggestions based on your total vision of your custom home. Once the preliminary design process has been completed, you receive a materials package quote based on the preliminary design.
Once the preliminary design has been approved and a 10% package deposit has been received construction drawing process will begin. Your construction drawings will also be reviewed by a licensed engineer.

What Is Included In Your Log Home Package?
Because we represent several manufacturers, we offer a range of material packages — from log siding packages, full log walls only to a complete weather-tight shell. We’ll work with you to develop and assist you in creating the perfect design that reflects your taste and budget.
Our plan service starts with your design or we will help you define it. Once we have the overall sq. ft. of the living and non-living areas, we prepare an estimate for the preliminary plan service and the finals plan service.
Your preliminary plans will include scaled drawings with four elevations of the home. These preliminary plans provide sufficient detail to secure estimates for your project for proposal purposes. Our final plan service includes fully develop plans suitable for construction.

I’m Interested In Getting A Log Home Package Quote And Construction Cost Proposal Based On My Preliminary Floorplan?
If you already have a preliminary floorplan and are ready to take the next steps, we can develop a customized project proposal based on your specifications. Our log home package and construction proposals are very detailed based on your specifications and typically take 2-4 weeks to develop. Once we have our proposal completed, we’ll review it with you and explain every detail so you understand what’s included, plus answer all your questions.

How Long Does It Typically Take To Build A Log Home?
Time frame can vary depending on several factors such as the contractor, weather, location, size of the log home, changes made by the homeowner, etc. Typically a complete turnkey log home is approximately 6-10 months. Tip: Budget an additional 2-4 months for the design and preliminary planning process.
Do You Offer A Turn-Key Project, Or Will I Need To Hire A Contractor?
The Leelanau Log Home Company LLC offers complete construction and general contracting services from shell-in to a full turn-key project and everything in-between. We also have a list of recommend contractors in our area. Some of our customers choose to be their own general contractor and subcontract out the various phases of their project. As builders and general contractors, our approach maybe a little different than most companies. When we’re contracted to build your custom log home, we’re the actual builders/general contractors on your site doing the work. And of course we have a select group of sub-contractors we use, but all under our supervision. From preliminary design and planning, through the construction process to the finished home, we’re there every step of the way. How Much Exterior Maintenance Is Required For A Log Home?
The amount of exterior maintenance will vary depending on the location and position of your home on the site. Typically you may have to recoat every 3-7 years, but there are many variables at play such as UV exposure, quality of finish, quality of preparation and application, log moisture content, etc. Areas of your home that receive longer periods of sunlight (UV exposure) will require recoating more frequently. There are new products on the market that can extend the life of your stain. We can advise you how to conduct routine maintenance inspections, discuss your choice of quality products, tips how to extend the life of your exterior stain, plus we offer maintenance options at attractive rates.
Can We Add Onto An Existing Log Home?

How Energy Efficient Is A Log Home?
Unlike regular wood framed structures, log homes are rated in “Thermal Mass” as opposed to “R” values. The “Thermal Mass Effect” relates to the ability in which heat transfers through the walls of a building is delayed by the wall mass. Log homes may be expected to perform from 2.5% to over 15% more energy efficiently compared to an identical wood-framed constructed home, considering annual purchased heating and cooling energy needs. We Have A Stick-Built Home. Can We Make It Look Like A Log Home?

I Plan To Have A Contractor Build The Weather-Tight Shell And Then I Will Finish The Interior Myself. How Long Will It Take To Complete The Weather-Tight Shell?
Typically it will take 2-3 months to complete the weather-tight shell.
